The Lloyd's ultra-modern building in London cost £91 million and about £1.5 million a year to repair and maintain, around 50% per square metre more than less sophisticated office premises. The exterior lifts and steel cladding pose particularly high maintenance costs.

Claim

Hi-tech buildings have not performed in the way professionals had promised. It is almost at the stage where you need fully-fledged engineers to maintain buildings designed by fully-fledged engineers. The image of the technology hijacks the functionality. A lot of hi-tech solutions are just too clever for the skills available to keep them going.
